Concrete cuts done and acid etch but the concrete cutting guy managed to scratch up the large double garage door! Not impressed and will be asking for them to fix it. Why they don't ask for me to open doors is beyond me.
Also, not happy with etch. There is too much concrete powder residue left over from concrete cut, making some very uneven patterns on drive surface. I have asked concreter to do it again before they seal it. Let's see what happens....
After 6 years, 2 sites and 3 sets of final drawings for 'dream' homes, we have finally decided on the NBG Buckingham 320E with an altered floorplan which includes a Triple Garage and a walk in pantry, to name a few alterations! A lovely location but we have to knockdown original dwelling first!

Day 18 - Pantry shelves/supports done & Aggrete exposed

Dad finished off the pantry supports/shelving. Will hold the appliances now.
I had the crushed rock for the 3x3 garden shed base up the back delivered and I spread it out and leveled it also.
The other concreter also dropped by and marked out the concrete to be cut for the new crossover. Will be formed on Friday and poured next Monday, weather dependent of course!

Day 19 - Agi exposed & EziCleen sealer applied to showers/tiles

Also I finished off the termination of the RG6 coax to my enclosure and hooked it up to the Clipsal VDU. We can now watch TV - just have to find the cash to buy a decent one!
Now I just have to punch down the 21x Cat6 to the Patch panel, get the internet on and I will be all wired up!

Day 13 - Driveway formed & Telstra contractor

Concreter met my wife early this morning, not as early as I was up though!
He has formed up ready to pour on Monday, weather permitting.
Telstra contractor also marked out other services so they can bore under road without boring through the other services buried under road etc. He said job should be done in the next couple of days. I might have a phone line before end of the month!
Will have 1600mm high Brick pillars either side of path (eventually)

Day 11 - busy, busy , busy

Trees got cut down at front yesterday to make way for the driveway on Thursday.
Ended up getting 2 trees cut down at front and 1 big and1 small at the rear. Looks denuded at the back though. Not sure I like it! It will grow on me, pardon the pun.
All the big things were moved in yesterday and today. Our big mother of a fridge took 2 hours to setup. Dad I I hired a Budget truck and did it all by ourselves. We had 3 pickup places to get all our furniture and belongings from. One as far as South Gippsland!
Got a quote from EziClean for their product to coat the glass shower screens and tiles in the showers, spa and all basins. Not cheap, but it is an amazing product and I know it works as we have it where we are now.
I am so tired. I will take more photos once the place is tidied up somewhat. Boxes everywhere and furniture not quite placed yet.
Heating commissioning put off until Friday now, due to bad weather. Apparently they may have to go onto roof, so they won't come if it is raining. New one to me.

Day 7 - Still moving in slowly

We have been pretty busy slowly moving in. Most of our boxes are in but I have hired a truck on Monday/Tuesday next week to get the big, heavy stuff sorted with my Dad. The truck has an electric tailgate, so should be easier at least.
I have found a few things which weren't right after handover, and since there was no power at handover, there was no way of checking. The heating system doesn't work at all downstairs. I looked into this and the contractor said it hadn't even been commissioned! That would be the reason. Nice of the builder to tell me that before handover. They are booked in next week to commission it.
The alarm system was faulty, or so I thought. Once again, it hadn't been commissioned! They came out and sorted this for me on Wednesday. The guy was really helpful and showed me everything about it and set up some extra features for me.

The kids bedroom electric roller shutters were measured up this week also. They will be about 2 weeks away. Blinds are still 3-4 weeks away! Wife has put up some plastic/foam sheets for now.

We chose the driveway/path colour from Mentone Premix on Sunday. Nice. See photo.

Day 366 - WE GOT THERE FINALLY

HANDOVER AT LAST.
There was no communication with the builder from Wed afternoon until i received a return text on Thursday evening to confirm handover at 3pm Today.
I got a call from him today just before lunchtime saying that the power had been cut to the property by the power company. Since he had organised a final meter read for the property on Wed and no one had called up to say the property was settled, they cut it off!
I spent about 3 hours on the phone at work and got three different stories, so did my wife and the builder. Anyway, the outcome is that there would be no power until Cup Day! Later changed to Monday 31st, then later changed to Friday night/Sat morning.
In any case we agreed to handover, pending checks on the heating, cooling, alarm, spa and other builder supplied appliances later.
Handover went smoothly, apart from no power. Only a few things weren't done but agreed that they were to go onto the 3 month list.
We were really happy to get in there I can tell you.
Blog will continue post handover, and yes, I have taken photos but I can't get them off my new iPhone to the iPad for uploading to the blog. Bloody apple.

Handover was scheduled for today at 230pm. Builder said I could come early to have a look but then reneged and stuck to 230pm. I was met by his wife out front who stressed to me that he had to be home by 4pm to go out that evening to an important event. Doesnt give us much time for handover were my immediate thoughts. Didn't have a good feeling for the start. A few things weren't rectified from my list of defects which I got a little pissed off about, and let it be known. He got upset and then I started questioning sparkys reliability and ability. My wife added that we were already 11 weeks over contract date and that was it. He walked out and refused to settle, despite my appeal for calm.
There were faults on both sides but I never once lost my cool, I think this would have annoyed him somewhat.

Day 359 - 'pre-final' inspection day

Had a 'pre-final' inspection this arvo. All but a few of my long defect list have been rectified. The defects still outstanding will be attended to on Monday and Tuesday next week. Final Inspection and Handover will definitely happen Wed and Thursday next week, that is of course if bloody Origin Energy fit the gas meter.
They have tried twice to date and the sooks complained that the gate was locked. Get real, it's a temp fence, that is temporary, which is insecure anyway. I think they are being a little precious.
Oven and rangehood looks great and so does the rest of the place. Sparkys have still forgotten some minor things which were on contract bit will fix Monday.
The main thing is that WE WILL BE IN THE HOUSE NEXT WEEK :)
Plenty of photos and a YouTube walk through are planned soon after.

Day 348 - Update, I guess

I'm back again! I guess I've lost interest as I have not much much interest in the place as things keep stuffing up and the project is so close, yet so far.
It took another blow last weekend when my Dad and I moved some lights, under the supervision of my A Grade sparky brother in law of course. We discovered that the fridge cavity is 20mm too short! After I gave them all the specs, this is the 2nd stuff up on this one. When this will be fixed, will be anyone's guess.
Apart from moving the wall lights, I've started fitting off my network/tv/speaker wall plates, which I'm told must be finished before handover. Not sure why but it will be done.
Builder has done the following since last post:
- fitted front door electronic lock
- fitted all internal door handles/flush pulls and doors stops (I provided these)
Would you believe that after 4 weeks from the Stegbar installers fitting the shower screens, they finished, only last Friday! They left a huge hole on one wall and door, due to their carelessness. I was furious at their lack of respect and justly informed the builder.
I have had Telstra out to connect up to the pit out front. It is a work in progress as they are to bore under the road to connect up to the line across the street. Pretty happy that they have recently capped all cabling work to $299, as this previously would have cost me well over $1000.
Concreting quotes are in and have decided to go with the Council approved contractor for the driveway crossover, even though he is slightly dearer at $3300.
The driveway & path, I think I'll go with the local bloke, who has come in at at $7935 compared with $9440 and $10450. The tree removal quote is yet to come as the tree is above LV power lines and a special block is to come to check this out today.
Have organised external roller shutters to be fitted to the kids bedrooms at the rear, including the electric motor and remote. These look ghastly (i know) but the practicality outweighs looks, especially when they are on the back of the house anyway. Good for noise/heat and of course light.
On way home from work, Telstra guy called me and I went to meet him to discuss where he would be connecting me up and boring under road. I found that the Sealant people
were there doing the brickwork AC joints and I am assuming the internal caulking.
Things still nowhere near where I would expect them to be now, especially when we were supposed to be in by now!
Tonight I will be writing an email to the builder informing him that I expect to be in at the latest by the last week of October. We have numerous social engagements which were planned at our house which we have already put off. I will not put up with any more bullshit stories, I just want to be in. I can see 1 weeks work at the most left. Why the holdups!

Day 336 - 3 weeks to go, yeah right?

I really don't think that any builder should even mention a times until they are absolutely sure of when handover is going to be. 10 days ago he told us 3 weeks. I reckon there's at least another 2 weeks left, given the excruciatingly slow pace of late. I am sure he has been let down by his trades in this case.
From what I can see, all that has been done in 10 days is to repaint under eaves (brick cleaning left a brown mould like residue on them) and do a little electrical work, cut out ready for the glass splashback and rangehood install and do a bit of tiling. Maybe there's more done but I am not allowed onsite anymore, so I can't see.
Builder has asked me to meet him on Fri afternoon and install and move some lights and do a walk around. Will I be getting a credit back for the work i perform, as I have paid sparky for this, over $2000 in variations! I also pickup the replacement downllights they broke today and I will be getting back a credit for these as well.
Meter box looks very unprofessional. Instead of all MCBs clearly labelled, they have all been scribbled above/below in felt tip pen! What happened to labels which came with meter box and MCBs?
You can see how pissed off I am. So close, yet so far. Maybe we will be in for Cup Long Weekend!
Some good news. Council have pre-approved the widening/relocation of the street crossover. So far have 1 quote to concrete this, another on the way. $2895 for first quote.
Day 328 - 2 out of 3 aint bad, is it?

I said after I sustained my injury and endured the post-op complications that I wanted 3 things before my birthday (today)
1. to walk unaided
2. to drive a car
3. to have a house finished and be in
No need to guess which one hasn't been fulfilled.
Anyway, last Fri the Termiguard barrier was installed.
The sparkys have fitted off most of the points/switches and there is many problems which I have found with their install. Double GPOs have been fitted as singles, lights in the wrong position, dimmer switches missing. This makes me a little nervous, as the place is not live yet. Wonder what will happen when they connect up the power live to these locations.
They even moved the location of the wall lights from a spot which had been clearly marked, without even discussing it with me!
So far, the only trade which hasn't stuffed up is the plumbers. They were there yesterday just before 8am. I delivered our fittings and put them where they were to be installed.
I will check that out this morning.

Day 323 - It's all too much now.....

Another week almost passes and a lot has happened. Getting closer (I hope!)
Builder and painters were there first thing Monday morning. Builder has now secured the site properly, after a request from me. strangely enough but the painters also told me only today that over the weekend that all their paint had been stolen from the living room floor!
- All stone benchtops are now in place
- Re-painting has almost been completed
- Electrical fit off has begun and will be finished early next week
- Termiguard barrier booked to be installed tomorrow
- Rangehood has been marked up for the glass splashback fitting
I spent the day there on yesterday with the sparky going through all our supplied fittings and trying to find a missing cable in the garage cavity (floor joist side of course!). I spent about 1.5hrs looking for it and in the end we decided to run another cable. Lucky I have got a manhole on the other side of the garage roof.
Today a different tiler came to complete the wall tiles. He has mistakenly tiled in the area outside the kids bathroom! Not happy.
Sparky broke 2 of my supplied light fittings and asked me if I would replace them. I said that I didn't have time and as they were just a standard item from any electrical wholesaler that he could order replacements himself.
I spoke to builder this afternoon regarding a few of these matters and his response was not a happy one. Basically he told me he is over this build and my involvement and wants me to butt out from now on. He thinks I am hindering progress and that I don't trust him. I thought that I was helping him by informing him of these issues as he would have to call trades back to fix them later, ultimately costing him more time/money.
In any case, I accepted his new terms without regress and will not be entering the site unless he is present or a prior arrangement has been made by him.
It is unfortunate that it has gone down this path but I feel I may have overstepped the mark a little. I do however believe that this house is pretty low on his priority list and has been for some time now, which I find disappointing.
Monday I have been asked to meet onsite with the Plumber with all our plumbing fittings. I guess I will see how things lie then.

Day 317 - Weekly wrap
(Fri 09-09)
Decided not to go onsite until this weekend. Every time I drive past I get anxious as the build seems to be going nowhere. What was supposed to happen this week was:
- All stone benchtops installed on Monday, they weren't - Kitchen & only one bathroom went in Thurs
- Shelving/wardrobes to be rectified - they weren't
- Vacusweep model & colour - it was done but it's still the wrong model!!!!
- Painters to repaint everything except walls in the right colour, they started on Thurs
- Splashback measure to be done. Was supposed to be done last week but was still not done this week
There is still a bit to do before completion:
Electrical fitout, plumbing fitout, shower screens, termite protection, HWS install, commissioning of heating & evap cooling unit, commissioning of garage doors and all of the things on our defect list.
Ralph from NBG called me. This was a total surprise and came out of the blue. He asked how we were enjoying our new home. That question gives you some idea of the total lack of communication which exists at NBG. Unbelievable. I then proceeded to tell him of the 6 major faults with our build and that it was my intention to act on them once we were in the house. I am not sure he was too happy about this.
Builder has also indicated that Electrical fitout will happen next week and I am to provide all my fittings to him by Wednesday. I will kindly remind him that he will not be getting them or fitting them until the house can be locked up securely, as anything I provide is not covered under his insurance.
Anyway, I will get some photos this weekend. Have got to scoot as I am meeting a 3rd concreter to quote on the driveway.
Decided not to go onsite until this weekend. Every time I drive past I get anxious as the build seems to be going nowhere. What was supposed to happen this week was:
- All stone benchtops installed on Monday, they weren't - Kitchen & only one bathroom went in Thurs
- Shelving/wardrobes to be rectified - they weren't
- Vacusweep model & colour - it was done but it's still the wrong model!!!!
- Painters to repaint everything except walls in the right colour, they started on Thurs
- Splashback measure to be done. Was supposed to be done last week but was still not done this week
There is still a bit to do before completion:
Electrical fitout, plumbing fitout, shower screens, termite protection, HWS install, commissioning of heating & evap cooling unit, commissioning of garage doors and all of the things on our defect list.
Ralph from NBG called me. This was a total surprise and came out of the blue. He asked how we were enjoying our new home. That question gives you some idea of the total lack of communication which exists at NBG. Unbelievable. I then proceeded to tell him of the 6 major faults with our build and that it was my intention to act on them once we were in the house. I am not sure he was too happy about this.
Builder has also indicated that Electrical fitout will happen next week and I am to provide all my fittings to him by Wednesday. I will kindly remind him that he will not be getting them or fitting them until the house can be locked up securely, as anything I provide is not covered under his insurance.
Anyway, I will get some photos this weekend. Have got to scoot as I am meeting a 3rd concreter to quote on the driveway.
Day 310 - MAJOR STUFF UP DISCOVERED!

Only a few little things have been done around the place since last post.
WIRs, and some cupboards have been fitted out with shelving etc. Still some to do. Tiling has nearly been completed, just waiting on the install of showerscreens/toilets/waterfall benchtops so he can finish up tiles.
After telling us the Pantry wouldn't be fitted out with the 450mm melamine shelving, we organised to have the Elfa system installed, at great expense, only to find that the Pantry was fitted out! He said they were to install shelves after all!
Both my wife and I met with builder onsite this afternoon and hashed out all of our defects, including the painting and relocation of a few lights the sparky has marked in the incorrect location.
We have had a couple of quotes for the driveway and path/brick pillars etc. One was $12700 + GST! See what the other on comes back at. One concreter suggested we move our crossover, which I will look into next week as it makes sense to move it. There has been significant damage to the crossover and it will need to be replaced/repaired anyway. Whilst the concreter was measuring up, he showed us that the Garage setback measured 10mt! It Plans say 9mt! A huge stuff up and I have no idea how the supposed surveyor didn't pick this up, I am planning to launch legal action against the surveying company for this stuff up. Will wait for handover to do this, as this is no fault of the builder.
A couple of other defects etc. that we discussed with builder were:
- Hole in weatherboards and nails protruding in one location
- Wrong Vacusweep model/colour and installed incorrectly. Should have been black!
- For some reason he has put on a taupe melamine cabinetry door on the understair storage cupboard! I have never seen this before. Not only was it totally wrong colour but it weighed a ton. He will be chaging it to a normal hollowfill door now with a dummy leverset handle, as per Tarneit display.
- No tiling in the understair cupboard (there was at Tarneit display, no upgrade either)
- My sliding door robe upstairs is missing 5 drawer and 5 shelf stack, as per Feb 2010 Bonus offer
- Staining on the underside of the eaves from brick cleaning chemicals? He will repaint eaves.
I reckon we are 3-4 weeks away from handover, my guess.
